BA 183 - Real Estate Finance

Course Description

This course is an applied finance course that focuses on the structure and operation of the U.S. mortgage-market,  which is one of the most dynamic and innovative capital markets in the United States.

The course begins with an overview of the fundamentals of mortgage contracting. The course then considers residential and commercial real estate lending in detail and considers recent innovations in ownership forms such as Real Estate Investment Trusts. Students will learn how to apply recent advances in finance to price modern mortgage contracts as well as methods to design mortgages to reduce risk.

We will then consider the multi-trillion dollar mortgage derivatives and securitized asset markets. We will discuss why these derivative products are an essential part of the U.S. capital markets and cover the basic principles of derivative structure and pricing. Finally, the course will give students exposure to new proprietary web technologies used in this market, experience with Excel based evaluation tools, and an opportunity to develop your business presentation skills in a class project.

  • The course will further develop your skills in real estate, finance, and accounting. Students with prior courses in real estate, finance, and/or accounting should consider this course. Students without these courses but with either job experience or a high level of interest and commitment will also be accepted into this class with the permission of the instructor.
  • You will develop new skills using "state-of-the-art" technology in finance that is essential to success in any part of the modern mortgage and bond market.
  • The course will give you mastery of material needed to obtain a professional real estate license.
  • Course speakers will give you exposure to high-level managers in this industry.
